MINUTES OF A WORKSHOP OF THE GILCHRIST COUNTY BOARD OF COUNTY COMMISSIONERS HELD JANUARY 24, 1995.
The Gilchrist County Board of County Commissioners, in and for Gilchrist County, Florida, convened in a workshop on January 24, 1994, at 6:00 p.m., in the Commissioner's Meeting Room at the Courthouse in Trenton, Florida, with the following members present to-wit:

V. C. Cannon
Sue B. Suggs
Other persons in attendance were: Jackie R. Barron, Ex-Officio Clerk, Ted Burt, County Attorney, Ron McQueen, County Coordinator, Sherree Pitzarell, Deputy Clerk, Frank Grant, Mike McDougal, Jean Troke, and Verna Mae Eady, local realtors, Gene Parrish, Parrish Land Surveying, Maggie Edwards, title searcher, and Mike Edwards, county resident.
Chairman Bush called the meeting to order and announced that the purpose of this workshop is to review the unrecorded subdivisions in Gilchrist County. Mr. Burt stated that the first subdivision ordinance adopted by the county was in 1972 (ordinance 72-02). This ordinance was amended in 1976 and again in 1980, to document the unrecorded plats. The ordinance was amended again in 1982 and in 1988, to include a definition of a parent tract.
Currently, you can divide a parent tract into 3 lots; 2 less than 10 acres or 3 more than 10 acres, without filing a plat.
Ms. Edwards provided the Board with a list of unrecorded subdivisions, indicating the number of lots, and the date of sale of the first lot in each subdivision. The Board reviewed the list, discussing each subdivision. Mr. Rehberg was able to provide information on many of the subdivisions, such as location, accessibility, and compliance with current subdivision regulations. According to Mr. Rehberg, some of the subdivisions meet county specifications, however, there are some that do not and may require a site visit by the Board. The Board agreed to visit the following unrecorded subdivisions:
The Board agreed to recess at 8:30 p.m., and reconvene at 9:00 a.m., February 20, 1995, at the Courthouse, where they will travel to the above identified unrecorded subdivisions for a site inspection
The Gilchrist County Board of County Commissioners, in and for Gilchrist County, Florida, reconvened in a workshop on February 20, 1995, at 9:00 a.m., which was continued from a workshop held January 24, 1995, in the Commissioner's Meeting Room, at the Courthouse in Trenton, Florida, with the following members present to wit:

Other persons in attendance were: Jackie R. Barron, Ex-Officio Clerk, Ted Burt, County Attorney, Ron McQueen, County Coordinator, and Carl Rehberg, Building & Zoning Official.
The Board traveled throughout the county, viewing unrecorded subdivisions, which were previously identified as those requiring physical review for compliance. The following unrecorded subdivisions would appear to be marginally acceptable but no further dividing would be allowed without Board approval:
The following subdivisions appeared to be out of compliance to the extent that the Board may not recommend them to be grandfathered in:
The Board agreed that at the point of taking definitive action on these subdivisions, each property owner in the subdivision will be notified of the Board's actions.
In addition to the above unrecorded subdivisions, the Board also viewed Sun N Fun subdivision, which is a recorded subdivision.
Upon completion of the tour, Commissioner Wilkerson made a motion to adjourn at 3:30 p.m. The motion was seconded by Commissioner Sheffield, and unanimously approved.
